Denver House Hacking Guide
Denver Duplex House Hack Investment Property
A Denver duplex house hack lets you live in one unit and rent the other, so a tenant helps pay one mortgage on a single property. Duplexes suit first-time investors because financing is friendlier, the second unit rents as a full home, and management stays simple.

Why duplexes
Why the duplex is the classic first house hack
Every house hack is a trade between income and complexity, and the duplex sits at the sweet spot. Unlike a rent-by-room layout, your tenant has their own entrance, kitchen and lease — a normal rental relationship with normal market rent. Unlike a fourplex, a duplex is exempt from FHA's self-sufficiency test, and the buyer pool, financing options and resale market behave more like a house than a commercial asset. You also inherit a cleaner exit: after your occupancy year, the whole property becomes a two-unit rental that local investors actively shop for.
The honest limit is concentration. One vacancy means half your rental income pauses, so reserves matter more than in a fourplex. Jeffrey's screening bakes that in — a duplex only makes the tour list if it still works with a realistic vacancy allowance and a funded repair reserve.
The stock
Denver's duplex stock: what you will actually tour
Denver duplexes cluster in the older streetcar-era neighborhoods and post-war corridors — side-by-side brick halves, up-down conversions, and scattered newer infill pairs. Expect variety in the details that decide returns: separately metered utilities or a landlord-paid split, off-street parking for both units, separate entrances versus a shared vestibule, and finished basements that may or may not be part of the legal second unit. Legal status is the first screen — a “duplex” marketed off an unpermitted conversion is a single-family house with a story, priced wrong.
Condition skews older, which cuts both ways. Roofs, sewer lines and electrical panels are the big-ticket inspections on Denver duplex stock, and seller disclosures deserve a skeptical read. The same age, though, is why duplexes often carry the deep, stable tenant demand that newer product cannot copy — full kitchens, real bedrooms and neighborhood locations rent in every cycle.
The numbers
The numbers, on the October 2026 snapshot
Use the published Denver snapshot as a reality anchor, labelled October 2026: median price about $546K, median rent about $1,889 a month, room rents of $850–$1,100 and vacancy around 7.6%. As an illustration only, a duplex bought near the median with the second unit renting near the median produces roughly $1,889 a month before expenses — against which you subtract vacancy, insurance, maintenance and reserves to see your true net housing cost. The point of the exercise is not the headline rent; it is how much of your payment survives honest expenses.
Run your own candidate the same way with the downloadable underwriting spreadsheet linked below, then compare against simply renting: if the duplex cuts your monthly housing cost while building equity in a two-unit asset, the hack is doing its job. Jeffrey underwrites every duplex this way before an offer — asking rents from the listing never make it into the model.
Financing and screening
FHA and VA routes, and how to screen a duplex listing
Duplexes are where low-down-payment financing shines. FHA allows 3.5% down on owner-occupied two-unit purchases and — unlike triplexes and fourplexes — does not apply the self-sufficiency rule. Eligible veterans can use VA financing at 0% down on up to four units. Conventional owner-occupied products are the third lane, often best when a property's condition would struggle with FHA appraisal standards. The full comparison lives in the house hacking financing guide.
Screen any duplex listing in this order: legal two-unit status with the city; actual leases and payment history on the rented side; utility metering and who pays what; separate entrances and parking; big-ticket condition (roof, sewer, panels, furnaces); and rent evidence from comparable leased duplexes, not asking prices. A listing that survives all six is worth a tour — most are not, and that selectivity is the strategy.

FAQs
Questions, answered
Why do so many Denver house hackers start with a duplex?
A duplex balances income and simplicity: the second unit rents as a complete home at full market rent, financing treats the property much like a house, and you manage one tenant relationship. It is the lowest-complexity way to offset a Denver mortgage with a real second unit.
Does the FHA self-sufficiency rule apply to duplexes?
No. The self-sufficiency test — where 75% of appraised market rents must cover the full payment — applies to three- and four-unit FHA purchases. Duplexes are exempt, which is one reason they are the most forgiving FHA house hack.
How much rent can the other unit of a Denver duplex produce?
It depends on the unit and neighborhood, but the October 2026 snapshot puts Denver's median rent around $1,889 a month, which is a reasonable benchmark for a full second unit. Underwrite with comparable leased rents and subtract vacancy and expenses before trusting any figure.
What should I check first on a duplex listing?
Legal status. Confirm the property is a legal two-unit with the city before anything else, then review existing leases, utility metering, entrances and parking, and the condition of the roof, sewer line and electrical panels — the expensive systems on older Denver duplex stock.
Can I rent out both units after I move out?
Generally yes, once you have satisfied your loan's owner-occupancy requirement — typically living in the property for at least a year. After that, both units can be rented, subject to Denver's residential rental licensing rules, which Jeffrey walks through before you buy.
