Investor-Friendly Mortgage Lenders in Colorado: DSCR Loans

Investor-friendly mortgage lenders in Colorado differ from standard lenders in the products they offer and the deals they can close: DSCR loans underwritten on rent, conventional investor loans, and owner-occupied multi-unit financing each suit different strategies, properties and documentation comfort levels.

Why it matters

Why lender choice decides investor deals

For a homebuyer, most lenders sell roughly the same loan. For an investor, the lender is part of the strategy. The wrong lender counts rental income conservatively or not at all, caps the number of financed properties you can hold, or discovers six weeks into the contract that your property type is outside their guidelines. The right lender underwrites the deal the way you do — rent first — and has closed your exact property type in Colorado before.

Jeffrey does not originate loans and does not quote rates; rates and terms change daily and belong to licensed lenders. What he does is match clients to lender types that fit the deal, then coordinate the file so appraisal, rent documentation and timelines stay aligned from pre-approval to closing.

Loan types

The main loan types Colorado investors use

Loan typeHow it qualifiesBest suited to
Conventional investorPersonal income, credit and reserves; rent counted under agency rulesInvestors with strong W-2 or documented income buying standard rentals
DSCRThe property's rent versus its payment — the debt service coverage ratio — rather than personal incomeSelf-employed investors, portfolio buyers, and anyone whose tax returns understate real income
FHA (owner-occupied)Personal qualification; 3.5% down on 1–4 units you live inHouse hackers buying duplexes through fourplexes
VA (owner-occupied)Eligible service members and veterans; 0% down on up to 4 unitsVeteran house hackers
Renovation (e.g. 203(k) / HomeStyle)Personal qualification; loan covers purchase plus approved repairsValue-add buyers purchasing properties that need work

DSCR deserves one plain-English note: lenders divide the property's monthly rent by its full monthly payment (principal, interest, taxes, insurance and any HOA). A ratio around 1.0 means rent roughly covers the payment; higher ratios are stronger files. Exact minimums, down payments and terms vary by lender and change over time — any lender who will not explain their current DSCR grid in writing is not your lender.

Interview

How to interview and choose a lender

Ask five questions. “How many Colorado investment properties did you close last year, and of what types?” Specifics beat slogans. “How will you count the rent on this property?” Existing leases, appraiser rent schedules and haircut percentages should all be explained up front. “What reserves will you require?” Investor loans commonly demand months of payments in reserve per property — know the number before you shop. “Where do your files usually stall?” Honest lenders name appraisal, condo reviews or documentation; vague answers predict surprises. “What will you put in writing today?” A real pre-approval states the product, the property type it covers and the conditions remaining.

Gather documents once, in a reusable packet: two years of tax returns, recent pay stubs or business income records, bank and investment statements, existing property leases and mortgage statements, and your entity documents if you buy in an LLC (confirm the lender allows it — many DSCR programs do, conventional loans often do not).

How Jeffrey helps

The lender-match introduction

Through the lender-match introduction, Jeffrey connects you with independent Colorado lenders whose current programs fit your strategy — an owner-occupied FHA duplex purchase gets a different introduction than a DSCR fourplex purchase. The lenders are independent businesses; you interview them with the questions above, compare written quotes, and choose. Jeffrey's role is the match and the coordination, never the loan itself.

Financing structure interacts with everything else on this site: compare your routes in the house hacking financing guide, see the low-down-payment details in the low down payment guide, and model payments in the investment calculators before you talk to anyone.

FAQs

Questions, answered

What is a DSCR loan, in plain English?

A DSCR loan qualifies the property instead of your paycheck. The lender divides the property's monthly rent by its full monthly payment to get the debt service coverage ratio; if the ratio meets the lender's current minimum, the deal can proceed without personal income documentation. Terms, down payments and minimum ratios vary by lender.

Do DSCR loans require me to live in the property?

No. DSCR loans are non-owner-occupied investor products — that is their purpose. Owner-occupied strategies use different financing, such as FHA at 3.5% down or VA at 0% down for eligible buyers, which is why house hackers and portfolio buyers use different lender types.

Can I buy in an LLC with an investor loan?

Often yes with DSCR programs, which commonly allow — and sometimes prefer — entity borrowers. Conventional agency loans usually require personal-name borrowing. Confirm with the specific lender before you form plans around an entity, and get tax and legal advice for the entity decision itself.

What documents do investor lenders usually require?

Expect tax returns, income records, bank and investment statements, and — for properties you already own — leases and mortgage statements. DSCR files shift the weight to the subject property: leases or an appraiser's rent schedule, insurance and tax figures, plus your reserves and credit profile.

Does Jeffrey get paid when he introduces a lender?

No. The lender-match introduction is a referral to independent licensed lenders; Jeffrey is a real estate agent, not a loan originator, and he does not quote rates or take loan fees. You interview the lenders, compare written terms and choose freely.
