The basics
VA house hacking in Colorado: how it works
A VA loan lets eligible veterans, active-duty service members and qualifying spouses buy a 1–4 unit property with 0% down — provided you live in one unit as your primary residence. Colorado is unusually well suited to it: Buckley Space Force Base in Aurora, the Denver metro's veteran community and Colorado Springs' military cluster all feed deep tenant demand for the units you do not occupy. Program rules are published by the VA; lenders apply them case by case.
The strategic difference from FHA: no monthly mortgage insurance. A VA funding fee applies (often reduced or waived for disability ratings, and it can be financed into the loan), but skipping MIP means a VA house hack's monthly cost can run hundreds lower than the same property bought with FHA — which is exactly why the strategy is a wealth accelerator for those who qualify.
The 4-unit play
Buying up to four units with 0% down
VA financing covers properties up to four units under one roof, and rental income from the other units can help you qualify — lenders typically count 75% of documented or appraised rents. Two lender-level realities to plan for: most lenders want to see cash reserves (often six months of payments for multi-unit purchases) and some want landlord experience for 3–4 unit deals. Neither is a VA rule carved in stone; both are overlays that vary by lender, so Jeffrey connects VA buyers with lenders who actually close these loans in Colorado.
Occupancy is the other non-negotiable: you must intend to live in the property, generally moving in within 60 days of closing, and VA appraisals apply minimum property requirements similar in spirit to FHA's — safe, sound and sanitary. Older Colorado Springs and Aurora multi-units are the value hunting grounds; Denver proper contributes duplexes across Barnum, Cole and the southwest corridor.
VA vs FHA
VA or FHA for your Colorado house hack?
| VA | FHA | |
|---|---|---|
| Down payment | 0% | 3.5% |
| Monthly mortgage insurance | None | Annual MIP, usually life of loan |
| Upfront cost | Funding fee (waivable) | Upfront MIP 1.75% |
| Units | 1–4, owner-occupied | 1–4, owner-occupied |
| Extra test | Lender overlays: reserves, sometimes experience | Self-sufficiency rule on 3–4 units |
| Who qualifies | Eligible veterans / service members / spouses | Any qualified buyer |
Not VA-eligible? The FHA route is the closest substitute, and the complete Denver house hacking guide covers both inside the full strategy. Colorado-wide context — mountain towns, the Springs, northern Colorado — is in the Colorado house hacking guide.

FAQs
Questions, answered
Can I buy a fourplex in Colorado with a VA loan?
Yes. VA loans cover 1–4 unit properties when you live in one unit. Expect lender overlays on multi-unit deals — commonly six months of payment reserves and, for 3–4 units, sometimes prior landlord experience. Both vary by lender.
Do I have to live in the property?
Yes. VA loans are for primary residences: you certify intent to occupy, generally moving in within 60 days of closing, and house-hack buyers typically stay at least a year before converting the home to a full rental.
Can rental income from the other units help me qualify?
Usually, yes — lenders commonly count 75% of the other units' documented or appraised rents toward qualifying income. Leases in place make this straightforward; vacant units rely on the appraiser's rent schedule.
Is there mortgage insurance on a VA loan?
No monthly mortgage insurance. Instead there is a one-time VA funding fee, which many veterans have reduced or waived (for example with a service-connected disability rating) and which can be financed into the loan. Confirm your exact fee with your lender and your Certificate of Eligibility.
Where in Colorado does VA house hacking work best?
Aurora near Buckley SFB, Colorado Springs near its bases, and Denver's duplex corridors combine VA-eligible stock with deep tenant demand. Jeffrey underwrites all three markets with the same rent-first test used in the Denver guide.
VA-eligible and shopping Colorado multi-units?
Jeffrey will match you with VA lenders who close 2–4 unit deals here, then screen properties against real rents before you offer.
